4 plex with Bad Renters

I am looking to purchase a 4 plex for about $210000 that makes about $3800/month in rent with little fix up. The trouble is the neighbors say the place has some drug dealers in it and I'm pretty sure I will have to kick some tenants out. The leases vary from month to month to 3 months into a full year. Any tips on how I can get these tenants out? I've walked through the place and there is no evidence of any drugs that I could see or smell. Thanks.

I would certainly want to let the tenants know what the rules are and that you will be enforcing them. Not sure that I would kick them out based on hearsay. If their was any evidence then that would be a different story.
