it sounds like a good investment but I'm too chicken to invest out of state. it's interesting that you can borrow from tsp at 2 percent interest. is the interest going into the same account as in you're paying yourself?
Have you look into physician loan? I heard student loan debt is not included under physician loan but not certain. A resident I know purchase a house last year with his intern income.

some park requires you to live there and house hack such as my father's park. if you plan to rent the whole mobile out you should check with park management first.

@Timothy Herman I didn't see your post until now. LOL.  

I live in Central Valley so AC is extremely important.  This year we had 110F+ degrees for more than a week.  90Fs are considered "cool" in the summer.  

I had to call an HVAC guy out a few months ago to fix a leak.  He charged $30/lb of 410a and $200 for brazing (welding) the leak.  (Some craiglist handyman charge $20s/lb but I'm not sure if they are licensed.  It's illegal to do recharge refrigerant without a license.)  It cost me $500 for everything.  He guaranteed his work for 45 days.  A week later there was another leak.  He came back and braze a different spot near where he brazed before.  And recharge the system again.  

Tip: find a guy that guarantee his/her work.  You may never know.  I had to call my HVAC guy back two times to get it tuned up.

I've been watching the Fresno market for more than two months.  Most cap rates are 4-6%.  Once in a while you see an 8% but it's in area that I wouldn't want to walk outside the car.

I see.  That's good.  Did you look into any local bank in Fresno?

Long story short, I've worked since 2002 on a neighborhood turnaround. There is nobody, at this point, that would say my efforts haven't been anything less than an overwhelming success.  Properties now sell for $30K - $50K over asking price.

With that said, and with countless posts on the topic here on BP, let me suggest the following:

1 - Look at the trash on the ground. The volume and type of trash will tell you a lot about what's going on in the area.

2 - Find out if a neighborhood association or neighborhood watch group is active in the area.

3 - Find the edge of the good and bad neighborhoods. That's the only area you should consider investing in.

4 - Ask yourself, "Do I have a thick skin?" If you aren't able to bounce back after getting your feelings hurt, then invest in a different area.

If you can bounce back, then you can easily amass $1M in restored equity in an emerging market (inner city neighborhood) by working a long term plan.

This is one of the most useful post ever, for me.  Could you help me elaborating on the trash and neighborhood watch parts?  Are you looking for needles?  If there is a watch group, is that supposed to be a good sign or a bad sign?  If the area requires a watch group, then it is bad enough for the neighborhood to form that watch group.  On the other hand, if they are forming a group, then I guess it's safer than the next block down the street.

First question comes to mind was why just pharmacist but not other "white coat" professionals?  I guess there is a white coat investor site already so your would be unique to pharmacist.
