Hey local Ohio BPers - 

Anyone take a HELOC recently and/or shop rates? Who's got the most competitive HELOC rates in Central Ohio for someone with excellent credit.

(This would be a nice product to maintain for everyone's use BTW...:) )

Hello Columbus -

I am an intermediate level real estate investor and property manager with 5 doors in Columbus, OH. I have spent the last 2 years as a full-time Dad after spending nearly 10 years traveling the country as a logistics management specialist and multi-family portfolio analyst. I have an MBA, experience building and leading teams and 3 kids who will be starting school in the Fall. :)

I am looking for part-time work in the property management and/or asset management realm to expand my breadth of experience and knowledge.

I am an extremely organized, thorough and professional worker with a great deal of professional experience and expertise.

Please message me if you're looking to hire someone to do any of the following tasks:

  • Build and manage portfolio of existing assets including Rate of Return, IRR and any other metrics important to your business and decision making
  • Analyze potential investment opportunities and/or potential capital investment projects and provide detailed data analysis and recommendations
  • Build start-to-finish systems for all phases of your business including finding deals, financing, inspection, tenant acquisition, tenant management, maintenance, capital investment and turnover
  • Help organize your business with revenue and expense tracking systems tailored to your needs
  • Manage current rental operations including all tenant relationships, maintenance and repairs

I am available on a limited basis until September 1, 2018 when I will be available 6-8 hours per day.

I am flexible on compensation rate and structure and would be willing to work on an hourly or per-project/product basis.

Richard - 

Sorry to hear about your father. It's always sad to hear about people with sick family members. I have a grand father in a similar situation and it's tough.

You're probably already thinking this, but the first scenario (renting) gives you a clearer estimate of your rate of return. If you were to sell and re-invest the sale profit, it may be difficult estimate your ROI.

Anna - Congrats! We lived in Memphis from 2009-2011 and remember it fondly. 

We've only done live-in flips, but our success came down to:

  1. Knowing what we could do on our own and avoid outside labor cost
  2. Vetting/knowing reliable contractors
  3. Having a pretty clear vision for your exit strategy (ours was to update the property and rent it)

BTW, we've also had success listing on Zillow and Craigslist. There is an option to post for a roommate.

Hello - As an experiment, we opened up our primary residence to guests via AirBnB. We chose to just host on the weekends and went to see family or on an adventure as a family while we hosted. It was a great way to offset our mortgage. We had a great experience with AirBnB and got some family adventures out of the deal as a bonus!

Thanks @Ed Brady. It looks like sale prices are quickly declining in Delaware over the last year/several months. Any idea why?
