What should I charge tenant for pot smell in rental house? I lost a months rent trying to remediate the smell. 

Pet was not lease and dog has damaged dry wall, doors, door trim and carpet. The lease says $300 violation and daily $10 for voilation. How can i charge the tenant?

 The fact that she said that was the risk of filing for eviction strongly suggests it was deliberate. I hope she was stupid enough to put that in writing.

Tenant did not show up for eviction hearing, I won the case, Judge ordered posession at end of appeal.

I have served 3 day notice and eviction hearing is scheduled, but I want to prevent this from happening again. What can I do to the previous tenant, to not interfere with my tenants?

Previous tenant was given a 60 day notice and left after 30days in August. One of the searches found previous tenant to be staying very near to my property. Looks like he is influencing current tenant, as she texts me that she has someone to buy my house for cash next day. I never told current tenant that I will sell my house. Current tenant stopped paying rent and vacating by apr 10.  What options do I have?

 Today tenant texts that she is vacating on Aprill 10, which mean no march rent, no april rent, no security deposit, and breaking lease. The eviction hearing is on April 4th.

I’d still post the 10 day notice to start the process, never take  a tenants word they’ll be out at such date. Most times they are just trying to delay the process and giving whatever excuse they can to buy more time.

The repairs are coming to around 6k. Security deposit is 2500.
