Tenant did not pay this months rent and says vacating by end of month, breaking lease

Tenant did not pay rent for March. I sent a 3 day notice. The tenant texts me that she is vacating by end of this month. Lease ends in September. She is breaking lease. What options do I have?

Start the eviction process now in case she doesn't leave.  She's on the hook for rent for the duration of the lease unless you can get it rented.  I'd tell her you want it in writing that she's breaking her lease and will be out by March 31 and to  make it available for showings as she's responsible for rent as per the lease until it is rented.  Then do your best to get it rented for April 1.
