Tenant has not paid entire rent for first month, do I have any other options other than charging late payment? 

I am not why I should fee shame, If someone takes money to find a good tenant and they do not do their job well. Do not pass such comments.

It is a shame that you feel this way and it's an even bigger shame if the PM/realtor really didn't care. I have been doing property management for 10 years and take pride in my work and having as close to a zero delinquency as possible. Good luck in the future.

I have started screening after the realtor screens them and tell the rules, setting expectations upfront.

Tenant paid 2x security deposit. I still have a security deposit. It is a waste of money to pay property managers. I have interviewed many and they charge from tenant and me.

This time I sent tenant $65 to pay for trip charges as was not available. Next time I will take keys and send the above email 24 hrs before. The lease says that I can enter with 24 hr notice.

I would  ask tenant to use rental insurance to get a hotel room. Do not lease with out rental insurance.

Yes I have lease in place

Tenant does not let me come to house and fix any issues. The house failed inspection due to GFCI outlet not working.

What should I do?

Asked atleast 3 times and says he is not available. Gave him time for today at 11 and says he is not available.

His lease is coming to end in november. He lost his job in jan and used his extra security deposit. I told him to pay back when he gets a job. He is not paying security deposit back.He does not let me walkthrough my property.
