Sounds like a problem tenant who thinks he/she can play games with you. DO NOT ACCEPT A DIME. Show up in court with all your documentation and rental history. Ask the judge to compel tenant to pay up what is owned but still evict the tenant. Be prepared for tenant to complain that the property has big issues, needs a lot of repairs and paint you as a slum lord. Show up with photos of the property (inside/out) and a copy of any text or email correspondence with tenant over the last 6 months. Hope this helps.


 Thanks Annette, I felt like he wants to stay till lease is up and vacate without paying rent. That is the reason I filed for eviction.

Tenant paid regaulary for first year, the 2 yr lease is ending in May. Tenant lost his job in August and did not pay. Then we came up with payment plan, dividing upaid rent to 5 and pay extra every month. But he paid 2 months and stopped paying rent in Dec. When I sent 3 day notice he pays rent. Finally filed eviction last week.

Tenant was given 3 day notices, 3 times previously in Dec, Jan and Feb. I also sent a final notice email before filing the eviction. Today tenant received eviction notice from police and now wants to pay the rent. What should I do? The court date is set after 3 weeks.

Any experiance with this? Tenant cannot use rest rooms until the drainage is fixed. Any recommendation for a good plumber? What does it cost?

I have been reading on county website the eviction process. But it would be good to talk to someone who has already gone through. Please DM me if you did an eviction recently.

Can anyone guide me on eviction process who has gone through previously. The tenant has not paid rent. Please dm me.
