 Best way is to have a broker that is knowledgeable about what you would actually buy, has good referrals, and actually completes transactions in the buildings that you buy.

@Ethen Sanchez While I don't know STL as well as KC, yes crime rates play a factor. I am partial to KC and there are only a few areas that I don't work in. If the deal is too good to be true, stay way. I recommend for out of state investors to buy in a class B or A area and a nice well occupied building. It may look like you are overpaying on it on paper but if you buy nice product in nice locations you will appreciate and be well occupied at the same time in my experience.

Where have you lived, where do you want to live, where do you have close friends that live, and where have you heard of good things about investing? Finally, who do you have helping you? Brokers are not commodities. Some are terrible and some are great. Of course I am partial to helping out in KC but there are other markets. I would refer you to the questions I listed above as what to ask yourself before making any decisions.

find a really good broker for your state you want to invest in. Brokers look like commodities but if you find one that works with out of state investors for the long term, they will have good references for place to to invest, property managers, construction crews etc...

Of course I am partial to the Kansas City Market. Midwestern markets are great. If you can't find what you are looking for, look for another market.

I can't speak for Oklahoma based on experience. If you are looking out of state and can't find what you are needing in your first choice. May have to look at other markets.
