Man I have helped so many out of state investors from California get into the KC market. It's all about trust and if you have about 20% to put down on a fourplex ($325-$650k). Happy to chat further.

I recommend getting your pre approval going for your upleg right now. Why not?

I don't know anything about knoxville but look to areas you have lived, have relatives, have good friends, know is landlord friendly and know is a growing market. A lot of people in Colorado look at other markets like KC, STL, Wichita because they are close.

AS @Alecia Loveless says, avoid condos. They grow slow and are tied to the HOA and local area. Go for small multifamily and look to the midwest. I like KC of course, because low barrier to entry, landlord friendly and generally low taxes. I have some good data to show you that backs that up.

Of course I am partial to KC but two landlord friendly states here as well as lower taxes and a growing economy help secure Multifamily investments to produce solid returns. A lot of clients of mine are out of state investors. Hope that helps.

Corby that is so right. @Corby Goade Gotta have someone on your side that knows your dates. The 1031 exchange is very locked in on dates and properties you select so have a great agent who knows the 1031 exchange.

Hi Joan of course I am partial to KC as a market for small multifamily. I have some good data that would back it up as well. The midwest is pretty popular for cash flow.
