Of course I am partial to KC but two landlord friendly states here as well as lower taxes and a growing economy help secure Multifamily investments to produce solid returns. A lot of clients of mine are out of state investors. Hope that helps.

Corby that is so right. @Corby Goade Gotta have someone on your side that knows your dates. The 1031 exchange is very locked in on dates and properties you select so have a great agent who knows the 1031 exchange.

Hi Joan of course I am partial to KC as a market for small multifamily. I have some good data that would back it up as well. The midwest is pretty popular for cash flow.

@Aaron Laprade I would look to midwest. I am of course partial to KC. I have some good info on this market. It has good returns, low barrier to entry, good landlord laws and low taxes. Hope this helps.

In short, no, it is not a bad time to start investing. It is actually a great time. Fewer investors are looking which means your competing with fewer people and you have a better chance of buying an appropriately priced property. And when rates go down, you can refinance. In my view you are a good 6 months ahead of the guy if you buy now.

Being a KC guy I help a lot of Californai people invest here in multifamily and they come here for cash flow, landlord friendly laws, tenant laws, no rent control, lower property taxes, protection from style of governing.Hope that helps!
