A lot of investors are in Ohio. I am partial to Kansas City and for various reasons. Great markets here in the midwest. 

1031 exchanges are good for level up - income, age, location, appreciation. if you like what you have, keep them, if not sell them. I know that sounds simple but the question usually comes down to preference and NEED. Hope that helps.

@Ryan Orr Best advice is to buy a fourplex if you can afford it. Live in one side, rent out the others and rent out the other bedroom in your unit. Figure it out as you go. Make sure fourplex is in decent shape or are able to make major repairs/have funds to do so.

What is current rent on the place? What deferred maintenance is there? What sells well in KC is well occupied well maintained properties with great leases in place.
