Evict immediately.  You have already given too much time.

Absolutely! Immediately take that unit back and rent out again. And change your lease about the 30 days, that's ridiculous. 

Let it cure and you should be fine. It won't continue to "off gas" once it is 100% cured. He made a mistake but it's not a disaster.

Absolutely. Go for it! Nobody's going to a stop you. I think an alien from outer space could be a wholesler in this country..

I wouldn't pay a dime. Let them get a judgement and try collecting on it..ambulance chasing lawyers...forget it.

Call them. Do some Google recon and find the number. Personally, I would just knock on door.
