Find a way to get rid of shady tenant and keep the good one. Post a notice, cancel the lease, tell them your selling the building...do what you have to do. 

Like if you want to become a wholesaler or if your buying a deal from a wholesaler? 

1. If you want to be a wholesaler: find a seller and get it under contract for 100k, then email your buyers that you have it for 130k, close the deal and you make 30k

2. Reverse the cycle if your buying from a wholesaler.
