first, welcome to BiggerPockets. There is a lot of information on this website that will help. I am also a member of CT REIA. It is very important to Network as much as you can. I have met plenty of people who want to own rental properties but, don't have the time or money. This group of people I like to add to my "WannaBuyers List", this group I can think of doing some type of "seller financing" with.

@Raymond B. is right about stating that the banks most likely will not hold a mortgage on a rental property for less then 30% down.

The CT REIA meetings are sometimes helpful in many different ways. You can not overdue networking

Anthony, Welcome to BiggerPockets. I am a fellow Long Islander myself. This is a great website to get questions answered and meet fellow investors. I started my company up in CT as the property is cheaper and I have a good niche up here.

I highly recommend on joining your local REI Club and any other Investment clubs that you can get to. From there you will find buyers, sellers, and fellow entrepreneurs like yourself. You can add me to your buyers list. Shoot me a message with the questions that you need answered.

Ben, I would also like to see that scanned copy if you don't mind. Why do you want to sell your building? Have you thought about doing owner financing to get the price you want?

@David H. I would definitely examine the property with a fine toothed comb as $300/year per unit is very low. Ask the previous owner of a work order for one of the units that was worked on. Check that unit.

Since their aren't too many apartment buildings within the range I want to stay in I am more limited to SFH and 2-3 unit homes. Average sale price of SFH for the area is $112k. A 3 br will bring in $1200k per month Gross. The price I am looking to stay in is below $200k. Will only pursue no less then 10% CAP rate (that is factoring in any upfront repairs).
