If you cannot find what you’re looking for in your market and you don’t want to invest too far, consider pivoting to a single family home. I had the same intention in 2019, but available duplexes weren’t feasible. I shifted to a small new home build and it generates nice monthly cash flow and equity since.

I know I can use it for a MFH and house hack. Did you do that, or use the VA loan for your primary, live in it for 2 years, buy another primary, live in it, etc?

I think lenders will start rolling in the agent commission into the buyer’s loan. There are lenders doing this now.
