I haven’t listed with the base housing office yet. My properties have property managers and are rarely vacant.

Congrats!

Consider going with a property management company now that you’re deploying soon. You may not be able to address issues in a timely manner when they come up. They will help with what I’m sharing below (or should).

Consider your pricing to ensure it’s competitive with the local rents.

Post on military sites as well.

As you said, get professional photos ASAP.

I recommend starting local with your VA loan. It's a great way to get started in real estate. Look for a multifamily property if you can. Even if you purchase with a single family home, it's a start.

It depends on your “ideal tenant” and strategy once you PCS.

Would you be looking to rent to single officers going through training, military families with children, medical corps personnel TDY to Ft Sam Houston for several months, maybe even an AirBnB near Lackland, etc.?

You’re asking the right question…

I'm active duty Air Force with three rental properties, and I have three VA loans.

Sometimes purchasing a home that’s close to turnkey may work if the numbers do. Make sure you run rental comps as you look to purchase. Numbers can change but you’ll have an idea of what to expect going in.

If your girlfriend qualifies (enough time in service), she can use her VA loan. I'm active duty Air Force and used my VA loan a few times.

You can also check out NACA.com. They say they have America's best mortgage.

Plus, there may be down payment resources from the state as well.
