BAH- Italy, Sicily

Simple question-  not for you personally, if I was to do long term rentals near bases in Italy or Sicily what market of Service people or families should I gear towards?

 Single family or Rent by room to 3 or 4 single soldiers.  

Properties- countryside or in town.

How far from Base in terms of drive time?

BAH-  what BAH levels for families or single soldiers should I aim for?  $xx,xxx annual.

Any other deciding factors or issues?  I can handle the financial  end of the discussion.

 I’m not military.   Just got back from visiting Italy and Sicily  for Xmas where our son is based.  Everyone else in our family is retired Army, Air Force and Navy.  I was an Army brat Fort Sill, Germany, Seoul and Fort Polk.  

Loved it over there. Looked at some properties. Since we do REI and our son is in the military been kicking around the idea of investing there. We already have several properties in Belize so overseas isn't just a dream or wildcard idea.

Issues before I deep dive further:

1.  Hard for a soldier to invest off base.  

2.  Financials and metrics I can handle.  

3.  Maintenance and management will need to find team. Already have a local.  

4.  Realtor-  already have an Agent Immobiliarie who also has a construction company 

Positives:

1.  Collection is easy. Annual BAH payment.  Any issues, simply call their commanding officer. We had a trailer park at Fort Polk.  Just one call and things were straightened out immediately. 


2.  Provide a service that is both needed and desired.  Military market is stable.

3.  Lots of properties for sale at discounted prices.  

4.  Get to write off our trips.

5.  Scalable

    I appreciate your desire to support military members. My father did the same prior to his passing as a means to support…as I’m active duty Air Force as well.

    If you want a STR, you'll need to work the numbers on opportunities that service inbound and outbound personnel.

    With your son there and depending on his rank, you might be able to work a “quasi-house hack” and have him stay there as a LTR first.

    I wish you all the best, but having that team on the ground is paramount.
