The only two things I've heard is the mountain properties take a beating with the weather and there is a crime factor up there as you have a lot of properties that are vacant for  periods of time. Wish I could be more helpful. A friend has an airbnb cabin in Big Bear and absolutely loves it. 

Don't know much about high desert but I've heard you can do well out there.

Have you tried hard money? It's going to be expensive and they're going to want more skin in the game from you (and maybe more experience doing multis) but might be good to talk to them and see what's possible. Sometimes they have other investors they know of who might be able to help. 

Any local Real Estate Meet up groups you could turn to for help? People there may know who's buying these locally and maybe they can cut you in for bringing the deal and/or doing the work or something like that. 

Just a few first thoughts. Hopefully some others will chime in.

Stick with it as long as you financially can. Sounds like you are getting very close. It's only a matter of time. I know it can be tough to find a deal in LA, the competition is fierce but sounds like you are so close. Keep your mindset positive. It's going to happen.

What would the condo (primary residence) rent for? Are you thinking long-term tenant on it or another vacation rental? 

Do you qualify for any financing on the new house that requires less of a down payment like FHA?

At the top of the screen click on TOOLS and then click on File Place. You may find something in there. 

Good luck. I tend to print things out and then have them taped and tacked up all over the place. I don't recommend that. :)

Welcome @Andre Debs. You're in the right place. Self education is one of the most important steps and one that never really ends. Read everything you can on BP and listen to as many podcasts as you can. And don't be afraid to ask questions, there are no dumb questions. I ask them all the time.  We were all just getting started at one time and most people on here will go out of their way to help a newbie who takes action.

The seller will have the rent roll, so the seller's agent is the one to ask for rent roll info.

I did a flip in Eastlake last year and have another there I'm going to flip soon. 

Challenges: Crime. One of my contractor's guys got held up at gunpoint while on the job.  

Risks: it's street by street there. I've driven it and you can really see it. You want to be sure you're buying on a good one. And make sure your ARV is adjusted accordingly.

That said, I like the neighborhood and I'm cheering for it.

I'm not that seasoned either but I've been told Norwood is one of the hottest neighborhoods in Bham right now. I hope so as I've got a flip there hitting the market end of this week. I'm not sure about the rents though, think they were a little low when I checked a few months ago.
