Curious, why don't you just invest in Birmingham? Lots of opportunity there.

@Charles E Bernard Jr You can contact local property management companies and ask them about the comps and median rent. 

Due diligence is just research, like you're doing on the comps and rent. Do as much due diligence, or research, as you can. 

Search for that company on Biggerpockets. Look for people who have used them and direct message those people about their experience. Look for investors here on BP in that area and direct message them and ask them about the neighborhood. 

I invest out of state and property management is the key. You need a good one. They place the tenants, collect the rent and look after your property. Ask the other investors in the area who they recommend. Ask about Norada's management company. Again, use the search feature on here to see what has already been written about them. I know there have been posts on Norada. I don't know much about them but they have been around a while. 

Are you guaranteed a tenant at closing? I wouldn't close turnkey without one. Get it in writing that the rehab will be complete and you will have a tenant when you close. You want cashflow from day one. 

Also be sure your LLC can get the right kind of loan. I'm not sure if LLCs can get a traditional 30 year fixed mortgage. Ask your bank about that.

@Robert Ashline Congrats on taking the first steps and welcome to BP. You're in the right place to learn. I invest in Birmingham and love it. 

I'll throw out one suggestion - look up house hacking. I wish someone had told me about that concept when I was just getting started. Seems like a no brainer way to get started to me. But it's  not for everyone, but something you might want to look into.
