@Engelo Rumora is spot on. You just need a good management company. Investing out of state is all about management. A market could be on fire but if you don’t have good management you could lose your shirt. Most important piece. Unfortunately most turnkey companies don’t prioritize it.

Avoid Beal in Detroit. People like Epic although I had bad experience. We use NHL and so far so good.

Wasn't impressed with them. High fees to do work and didn't communicate the best when we had our property on the market. After switching PM's our new PM found the door wide open. Asked Epic about it and they said that kind of thing doesn't happen on our watch. Except it did. 

Went through Beal, Epic and Logical before landing with NHL. Was a bit of a disaster, NHL helped us right the ship.
