San Bernardino Mountain Communities

Beginning-level investor looking to invest in my hometown or close to it. Does anyone have any experience with property investment in the Big Bear/Lake Arrowhead/High Desert area? I know vacation rentals are the most popular choice in these areas, however I’m looking for some advice on buy/hold in these unique areas.

The only two things I've heard is the mountain properties take a beating with the weather and there is a crime factor up there as you have a lot of properties that are vacant for  periods of time. Wish I could be more helpful. A friend has an airbnb cabin in Big Bear and absolutely loves it. 

Don't know much about high desert but I've heard you can do well out there.
