What am i doing wrong?

I do all kinds of marketing, direct mail, bandit signs, offers threw my agent or agents, I met work with other investors (wholeseler's). And I always get so close to getting a deal. The closes I ever get is I sign the contract but yet some one els gets it from under me. I provide a POF my LLC information, I get fed up. But I don't stop marketing

Stick with it as long as you financially can. Sounds like you are getting very close. It's only a matter of time. I know it can be tough to find a deal in LA, the competition is fierce but sounds like you are so close. Keep your mindset positive. It's going to happen.
