Hello!

I have a property manager in St. Louis and he is AMAZING. I've invested there from out of state and I have been nothing but pleased. He is an investor himself with many properties there. Give him a call and tell him Ashlie referred you. Let me know how it goes. I'll inbox you all of his info.

Hi Loren,

I have not used that technique. I did however partner with my SD IRA so I own a percent of the home and it owns a percentage as well. It of course is not a home I live in because that would be against the rules. If you don't mind me asking...why do you need to return the money back to the IRA prior to the 60 day transfer period when both the IRA and you could have ownership?

Welcome to BP Jim! My husband and I just moved to Austin from Los Angeles California and we love it so far. You'll get a lot out of this community and people are very friendly. Hi Jason Carter,

Thanks for reaching out. Austin is a great city and you are correct, if the numbers work the numbers work. The hubby and I plan on making a purchase here in Austin in the near future. I've really looked around for multi-units but I haven't had much luck. Where in Austin have you made your investments? Are they SFH? How long have you been investing here? I'd love for you to share a few tips if you have any for me.

As for the SD IRA. Yes, I did exactly what you mentioned above. I paid half with cash giving me half ownership and my IRA owns the other half. So when my property manager distributes the funds each month, half goes directly into my IRA and the other half comes to me.

When I left the company I worked for in Los Angeles my 401k funds were sitting idle. It was no longer earning anything... so I figured this would be a great opportunity to continue contributing to my retirement and get in the real estate game. Because I didn't cash out my 401k and rolled it over taxes were deferred. So Uncle Sam didn't get a dime! It was a great way to creatively finance my first deal.

Hi Mehran Kamari!

I chose St. Louis because I have a mentor that invest there and he's been pretty successful. Home prices are reasonable, and my ROI is AWESOME.

Austin is a beautiful city. People are friendly, plenty to do outdoors, and the weather is great minus the humidity at times. Overall, I am happy to be here. Can't wait to get out and explore with my baby girl!
