I own a few investment properties in Austin TX that have quite a bit of equity. From what I've been told, you can't do a HELOC on a residence that is not your primary in the state of Texas. And if you manage to find someone willing to move forward, it's still very difficult to do. I'd like to tap into some of the equity in my properties without having to sell them. What options do I have if any, besides doing a cash-out refinance? Thanks in advance BP!

@Jordan Moorhead How did you go about getting your ADU separately metered? I'd like to do the same for my garage apartment. Also, how expensive is it to do so? Thank you in advance.

@Ellie Ryan I can only respond based on my experience thus far, but I think location is probably the determining factor in how well peoples Airbnb’s are doing. The Airbnb I have is doing fantastic and constantly stays booked. At the beginning of the pandemic I did lower my rates a little, but now they’re back to normal. In my opinion, location and local policy is what will most likely affect how successful the Airbnb will be.

@Brandon Kingcaid I use Cozy as well and it’s been wonderful the past 5 years. I use it to manage my Austin properties. I highly recommend it.

@Diana Martinez I own 4 houses in Austin, Texas and I’m getting ready to acquire another. Interest rates are low and the demand for housing is high. With many employers relocating to Austin, I really don’t think you can lose. I’m also a licensed real estate agent in Texas, and that has saved me thousands of dollars on the purchases of my homes. If you plan on continuing to invest it might be worth getting your license and only going “active” when you need to do your transactions.
