Wow! I'm sorry you had to experience this. As the saying goes...always trust your instincts. It's sad that we live in a world where people can't earn their money in a legitimate manner. This my friend was a TOTAL scam and you're lucky you didn't give into the pressure of this scam artist and end up losing your money. I'm from Los Angeles, but I currently live in Texas. Don't let one bad apple spoil the bunch. You will find a place and it will be better than the one you had your heart set on. Everyone in LA isn't a scammer, but you're wise for going with you gut and reaching out to the BP community for advice. Good luck with your search and thank you for sharing. I didn't even know scams like this exist.

Turn it into a Section 8 property and make sure the government is paying 100% of the rent. Also if you're not on-site, find an excellent property manager. Preferably someone who owns those type of properties themselves. Good luck!
Hi. I hope I'm answering your question correctly. Yes you can partner with your self directed IRA. I did it with a property in St. Louis and we each own 50%. I hope that helps.
Also, a good way to possibly find deals is to go to Estate Sales. I stumbled upon a potential deal 3 months ago, but someone offered more cash. I wouldn't have known about it had I not attended. Estate Sales are always advertised.
Hi. I completely understand how you feel. I've asked myself similar questions within the last year. I haven't done a wholesale deal so I can't really speak on that strategy, but people are doing it and doing it well so I know it is possible. My advice to you would be to listen to the podcast on wholesaling and incorporate their techniques into your own. Also, people are really friendly on BP. Reach out to someone directly who has found success and I'm sure they would be more than willing to give you some tips. I can't wait to hear about your first deal! It will come. Samuel was EXCELLENT. He inspected a Duplex for me about a month ago in east Austin and did a fantastic job. My husband and I received a detailed report that evening. We also had him do another inspection for us for a sf we are purchasing and he left no stone unturned, which is exactly what we needed.
