The accuracy of the monthly rent estimates on Zillow are often criticized, but I recently discovered that there are some ways to take advantage of this inaccuracy. Zillow's data is accurate for many areas, however interested renters can use these inaccuracies to their advantage. For example, I found a house close to my school that was listed as renting for $1,200 per month when in reality it rented for $1,100 per month. This meant an extra $100 each month which added up over the course of a year.

I receive a lots of complaints from my clients about Flipster software. It has been on the market for quite a long and people always questions if it legitimate. The main complaints are that there are numerous popups on your computer, the program does not work as well as promised, and many files do not actually download when you purchase them with your credit card through this website.

I guess this app is no longer on the market. But any applications like this make he rental process is a lot simpler by providing a mediator platform between tenants and landlords,  saving time during the screening process.

Post: Does anyone use NetROnline for pre-foreclosure leads?

The main drawback to using the NetROnline service is that it doesn't have a very extensive list of pre-foreclosure leads available. The company only has about 11,000 records in its database currently, so it can't provide you with as much data as other similar companies might be able to give you. This is one of the reasons why there are so many people who are still looking for ways to get their hands on more pre-foreclosure leads.

Post: Ughhh Closing Costs! How to properly estimate????

The amount of closing costs for a home can be quite large. In fact, the average buyer spends about $3,000 in closing costs when purchasing a home. However, there are many different fees that go into calculating these costs and it is not always easy to estimate what will end up being owed at the end of the transaction. In order to accurately "guesstimate" the amount of closing costs for a residential purchase, you really need to break down each fee and providing you with an estimated range so you know if your total cost falls within this range or not.

Post: Pros and cons of buying single family home with "gas" heating?

Gas heating is currently the most efficient way to heat your home, but there are drawbacks. The cost of natural gas has increased 12% in the last year and prices are expected to continue rising. If you're considering buying a single family home with gas heating, here's what you need to know before taking the plunge.

Pros: Gas is very efficient, so it can reduce your utility bill significantly over electric or oil furnaces. This also means less climate-changing emissions for your house than other forms of heating would produce because it doesn't release any carbon dioxide into the atmosphere when used correctly.  Cons: Natural gas is not renewable like solar power or wind energy, so if you stop using this form of fuel then there will be no furnace to keep you warm. The natural gas that's often used for this purpose is not the same as what's in your stove or shower, so even if there was a disaster and it stopped being delivered, you'd still have plenty of hot water.
