@Danny Webber to answer your question, the DOM are relatively the same as last year here in BCS but we are seeing less inventory particularly in the 2-4 unit range. In the first 2 quarters of 2020, we saw a 31% drop in multifamily sales as compared to 2019.  

@Bharat D. you make a good point, Austin has seen some tremendous appreciation but is a relatively more expensive market to get into. CS generally has better cash flow while still maintaining steady appreciation. So it all depends on your personal investment goals. 

 Will 2020 be a rough year here, absolutely. But the students will return. This campus is one of the oldest in Texas has a lot of tradition, so while some college students will be content with online learning, those who value an in-person education will be drawn to TAMU.

@Taylor L. exactly our thought. There's no way Im going to move a 10x15 ft unit filled floor to ceiling. 

@Michael Wagner my thought exactly. That $10 / month notice could be worth hundreds of thousands of dollars. Mind blown!

I have a storage unit. I pay $69 / month in rent. And it is stuffed with my junk. 

(I downsized when I moved from my 1,600sf home to my 900sf house-hack apartment)

Yesterday I received a notice of a $10 per month rent increase. No big deal, $120 per year is like 2 days of driving for Uber. But then I grabbed my handy calculator... that's a 14.5% increase! If I tried to do that in one of my apartments my tenants would drop me like a bad habit. "Mr. Tenant this is your notice that I will be raising rents from $800 to $915". HAHA ain't no way.

On a percentage basis, you can more easily increase rent on self-storage as compared to an apartment. 

So who's looking to jump ship and buy a self-storage lot with me? What are your thoughts on this? I'm sure I'm oversimplifying the process but damn it looks tempting.

@Steve Sellers When you combine Bryan and College Station the population is much larger, 250k. This doesn't change the fact that TAMU is the major employer and source for renters in the area. We are experiencing a spike in CV cases but are still well under the per capita rates seen in the northeast. That being said I'm optimistic about the schools return to normal this fall. 

@Tammy Jackson the beauty in buying a home for your daughter is that you know that you have a guaranteed "tenant" for 4 years. Vacancy is the major reason that investment properties don't work out. (5-8% vacancy means a loss of $2800-4500 over 4 yrs) I can help you run some numbers if you'd like but over a 4-year time horizon, you come out well ahead compared to renting.

@Phillip Sinclair, the College Station market is a solid option. Each market has its strengths and weaknesses. What are you looking to achieve? Cashflow? Appreciation? BRRRR?
