@Mitch Hoefar great investment! I'm convinced the 4-plex provides the best ROI here in College Station. What are your plans going forward?

@Chris Quinn that's a hard question to answer right now since a lot of the purchases will be used in the rehab of 2 more units. Overall my plan was to do 3 interiors for 25k (950sqft  2 bed 1 bath). Best we can figure the first unit ran about 8.5k. So yeah not too bad so far. 

The first unit is finally rent ready. Check out the before and after.

Anyone in Colleg Station or Byan, TX interested in a meetup. It has become clear to me that the best way to reach my goals is to meet with like-minded individuals. Best I can tell there is not currently a meet up in College Station and we have the power to change that!

@David H Cole welcome to BP! My wife and I just settled in College Station about a month ago. This is a great area to buy and hold rental properties. We started house hacking a 4-plex (with plans to grow a multifamily portfolio) and I started a career as a KW real estate agent specifically to help investors buy and sell. We're leveraging the property management software Buildium to help us self manage our units. Feel free to DM with any questions, I'd love to help where ever I can. 

After 1 week: In 2 of 4 units we've completed the demo, the plumbing has been shored up, the bug killed and the property management software prepared and ready to go!

@Joshua Holy this is awesome! My wife and I are literally in the same boat here in CS.
