Screening and find good tenants are the key. One bad tenant can kill lots of time and throw you off balance

I am exactly in the same boat. I like Stessa but with charge it seems better for me to pay for an 8ntegrated solution.

I checked Rentec which seems to manage both finance and property (maintenance, inspection).

People also mentioning Rei Hub, and you are mentioning Buildium.

I have about 30 doors. Wonder why you choose Buildium over Rentec.

I have been using Stessa for half a year now for rent payment. So far it has been fine.

Stessa is not a property management software, it does not do maintenance request, inspection etc.. that is why I am looking at other software like rentec which manages finance and property.

Any pros and cons between the two from experienced uses would be very helpful.

What do you use to track rehab projects and rental repairs and maintenance?

I have been using messages so far to communicate with contractors on project description, payment, purchases, etc. The downside is it could be difficult to find info.

Thinking getting database type app that is easy to use on cellphones and easy to use with pictures abilities.

I use Stessa for my accounting but I do not see project tracking ability. I tried ProjectCost which is easy to use but no pictures. I looked at MaintainX seems to be good. Any suggestions based on your experiences?

I had the same experience in the last two days. Initially Zack said nothing about refinance the 1st mortgage, only talked about 95% or even 100% LTV, seems a good fit for me. Then said he would like to go through again tomorrow. Next day another person calls in, just repeating what I said the day before in a dumb way and eventually said, you know you have to refinance the 1st mortgage, right? I said no then called Sack and he no longer pick up the phone.

This whole thing leaves a bad taste in my mouth. I hope they are truthful from the beginning instead bait and switch

Thanks. Yes that is reasonable. I use Zelle which is the same day but 2 days in an app is good.
