@Daniel Ringwald I'm in BC and don't know too many investors who are more interested in the Canadian market than the US. Some advantages might be the current state of the dollar and qualifying for traditional financing if you're a Canadian.

If you wanted to proceed you would want to speak with an accountant about reducing the impact of double taxation.

I certainly think there are opportunities to be found, particularly if you have some kind of insider knowledge or connections that will give you an advantage in the market. Which areas in Ontario are you considering? I've looked into London for student housing in the past.

Hi Steve,

Your ROI seems right with those numbers. Is the tenant paying all utilities? Are there no HOA fees?

You may want to factor in a Turnover allowance, depending on how your rental agreement is written up with regards to Security Deposit/Early Move Out Fee.

Welcome to BP! It sounds like you have a great base of experience to build on as you advance your Real Estate portfolio. I'm also looking in the Indianapolis market, I would love to hear more about your duplex. Did you invest in the property and build or did you purchase the newly built duplex?

I was talking to a fellow investor about a similar opportunity recently. His approach was to negotiate a contract with an airline that consistently had a need for short term rentals. This would allow him to tailor his services to this particular industry, giving his business an edge on hotels. It would also provide a more reliably set of numbers to analyze the deal, and provide some focus for your marketing.

He had connections in this industry, perhaps there are sectors you have access to that have a need for this kind of property.

@Al Williamson - if a tenant refuses to sign a new/amended lease, are you obliged to honor the previous contract through to it's termination date?

I know @Marc Ramsay has run into similar issues on a property in Ohio and might have a strategy for deterring thieves.

Is this a common issue in Charlotte?

7 Properties within 24 months is impressive - that's very encouraging. I've heard a lot of talk about the Charlotte market recently. Seems to be a fantastic place to get started in.
