Hi @Carrick Young! Congrats on completing this rehab - looks beautiful. Do you happen to have some before and after pics? I would love to take a look. Great that you were still able to cash flow well after going over budget on the renovation, did you finance the construction or use cash as well? 

Long-Distance Real Estate Investing by @DavidGreene24 has some great tips on remotely managing rehabs if you haven't already read it. 

Nice work Gorden! Great that it shaped up better than expected once you got the junk out. Smart move being nice and conservative on the numbers and buying it right at the very beginning. Looking forward to seeing the after pics!

@Clint Shelley congrats on the deal, your rehab pictures look nice! Although you didn't get the ARV you were expecting, you are still in a decent cash flow position and perhaps will be able to get some appreciation over time that will push the value and allow for another refi. What market are you in?

As we start to get a sense of how COVID-19 will affect the economy in the short-term I'm curious to know what people think about whether or not this downturn will result in the type of longer term market corrections many people have been expecting over the past couple of years. More specifically, we've seen the stock market rise to record levels, real estate prices that could be considered overvalued in certain regions and an influx of new businesses over the past 5+ years. Do you think the Coronavirus slowdown will be the catalyst for a correction in these areas, or is there a chance that things will bounce back over the next 6-12 months but put markets back in a position where they may be overvalued and another correction is imminent? 

I realize this is a highly speculative question since we won't know the impact of this crisis until it's over, but would be interested to know what factors you feel are important. Thanks!
