Greetings BP community!

Recently while reading "The Book on Investing in Real Estate with No and Low Money Down" by Brandon Turner, I noticed he mentioned a "lease option sandwich" which effectively allows you to have a lease option with the seller. As well, you would have a lease option with your tenants. I was curious if anyone out there in the big wide world invests using this strategy and to what degree of success. (If anyone needs any clarification on the Lease Option sandwich, I would be happy to oblige.)

Currently, I am reading "The Book on Investing in Real Estate with No and Low Money Down" by Brandon Turner which is, as you may have guessed, all about strategies of using other people's money! I highly recommend this book if this is the route you would like to take.

However, there are many other resources out there, including www.biggerpockets.com/books

Hello BP!

Correct me if I am wrong, but the best place to find foreclosures before they end up on the MLS is at the courthouse. However, are there special courthouses that specialize in foreclosures or do courthouses that handle felony, misdemeanor, and other common charges also handle foreclosures? Would you ask the secretary inside to see records of recent foreclosures or is there more red tape involved?

Secondly, are there any special fees (aside from having to pay off any outstanding liens on the property) that would occur if you were to purchase a foreclosure?
