I am still educating myself, so I have neither :(

I also plan to go to college within a few months across the country, so I am educating until then.

A double escrow is legal in all fifty states because you are not brokering the property and you technically are selling it because you "own" it? (Are double escrows the best/safest?)

I am talking about rentals and or wholesaling in Albuquerque. However, as wholesaling typically leads into the flipping business, I dont suppose that it would be successful in environments where flipping does not work?

I am looking to start off in wholesaling to start out and build capital, then move into rentals/buy and holds.

Greetings everyone!

Does anybody invest in areas like Compton, Ca, Southside Chicago, Detriot, Albuquerque and areas that aren't exactly prime neighborhoods? Or would it be safer and more fiscally responsible to invest in areas around the cities?

Has anyone ever read "Nothing Down, updated for the 2000's?"  by Robert Allen?

For the record, I have the book on investing in RE with no and low money down and am curious if the above book offers any new insight.

Can anyone give a thoughtful overview of the process of a wholesale deal in a sort of a timeline order?

I have come to understand most parts of wholesaling, but am confused on how it all fits together, especially pulling off a double escrow.

Alright, so the buzz around 4 plexes and house hacking has caught my interest. However, whenever I look for 4 plexes on realtor.com or zillow.com, I can never find them. Any suggestions?

Thanks for the article too, it helps understand "leverage" and the difference between mortgages on private and investments.
