@Sam EppersonThere is hard money, private lending, etc. For more information, there is an entire book dedicated to this subject by Brandon Turner called "The Book on Investing in Real Estate with No and Low Money Down." Also, at www.biggerpockets.com/books there is a list of the 20 best REI books.

@Chijioke Azuogu JrCheck out local REIA's in your area! Also, there is a guide on wholesaling on BP under the education tab, along with various materials scattered around the internet. However, a very easy step to take is to set up a keyword alert (go to the bell in the top right corner, put in "wholesaling", "wholesale", etc and read all posts regarding wholesaling.), listen to BP podcasts regarding wholesaling.

Aside from those FREE options, you may opt to purchase "The Book On Investing in Real Estate with No and Low Money Down" by Brandon Turner. Aside from chapters on hard money, private, and other forms of creative lending, there is an ENTIRE chapter on wholesaling.

Brandon Turner wrote a book on every possible strategy for investing in real estate, "The Book on Investing in Real Estate With Low and No Money Down." It has chapters on wholesaling, hard money lending, private lending, etc.

As well, there are also multiple guides under the BP education tab that aid in education.

Also, at www.biggerpockets.com/books  BP has put together a list of the 20 best real estate books, and some may have info to help you!

There is a wholesaling guide on BP under the education tab. Also, in "The Book on Investing In Real Estate With No and Low Money Down" by Brandon turner, there is chapter on wholesaling! Some god terms might include "assignments", "double escrow/double closing", closing costs", you have to know how your state defines brokering because that may eliminate Assigning contracts due to legal issues without a license in states with laws regarding brokering. Hope that helps!!

@Eric Allen Perhaps have them read Rich Dad Poor Dad to reinforce the making money work for them theme  @Michael Boyer

Being 18 myself, this book has helped me recognize many different themes in the world such as assets v liabilities (Kiyosaki's way), making money work for me, and various others.
