I'm not sure if hiring a property manager to manage a flip is possible, but it probably is. There's a lot of people in the world willing to do anything. Tax season might be a bit more hectic though..

You can use property managers that can flip too (correct me if I'm wrong BP community!), you can partner with another investor who has settled down and go half and half,  or invest in rentals right now until you settle down using a property manager.

also, they will typically follow an excessive amount of people from going to other famous pages and clicking follow (Robert kiyosaki IG page, Donald Trump IG page, BP IG page, and other famous billionaires and wealth sites) on folks who follow these accounts. This generate a free audience because most people will accept their follower request and follow back (getting them exposure.)

I currently just finished reading "Investing in RE with no and low money down" by Brandon Turner and I enjoyed it and learned a lot.

Hello BP!

How many of you BP investors out here in the forums use seller financing in the market today, and how successful is it? I know it is not for every seller because most sellers have a mortgage with a due on sales clause, has anyone ever been called by the bank on that clause? Or is it more of a formality in the 21st century?

Hello BP!

After reading "Investing in Real Estate with no and low money down" by Brandon Turner, I have a rough idea of how to determine ARV. There is comparable values of houses surrounding the prospective property, the 70% rule, having a contractor walk through a property and give you his estimate, Fixed cost method, or other wholesalers/investors.

My question to the BP community is which one do you use the most, and why?
