Kenneth,  Have you looked in the Peoria area?  I think you can find some properties in that price/rent range.

Sounds like we have very similar backgrounds with work, kids (I have 3 also), goals and definitely lack of free time.  I am looking to move some money out of the stock market and finding a lot of buying opportunities in Peoria and Washington areas but just not sure the best way to pull the tiger on.  Would love to discuss with someone local.  Let's connect sometime.

Gavin interested in buy and hold.  Been reading a lot and spending a lot of time on BiggerPockets.  I have a fair amount of money I want to redirect out of the stock market.  But it hard to take that leap into my first rental.  I have some good connections on some potential properties in the Washington, IL area but can't decide if SF or multi-family is the best way to start.  What is your background?

I am a new investor in the Peoria IL area looking to move some money out of the stock market into local real estate as a buy and hold rental property investor. Trying to decide if single family homes or duplexes are the right place to start and also debating if hiring a property manager is the appropriate thing to do when starting out. Love to hear your thoughts and also if there are other investors/real estate professionals in the Peoria area interested in connecting.
