@Chris Policicchio Thanks for the feedback.  I agree using an answering service makes just from the time saving aspect alone.  I will definitely check out PATlive and www.yellowletters.com.  Thanks again.

I am working on setting up our first direct mail marketing campaign and I was wondering what recommendations the community might have for direct mail yellow letters/post card suppliers as well as what answering services you have found to work best.  We will have around a $1,500 per month budget for direct mail marketing.  Thanks in advance for any insight you can provide.

@Greg Myroth I bought a duplex in Peoria about a year ago and my insurance company told me they won't insure the property if there are not at least two exits from each unit.  So even if the egress windows pass code, you'll want to run it by an insurance agent to make sure they accept those exits.  An agent will likely be able to answer some of your questions about fire code as well.

@Charlie Fitzgerald Unfortunately with the floor plan there is no easy or logical way to add a backdoor unless it goes a bedroom.

 Lee, Thanks for the notes.  That makes sense.  All the bedrooms have windows wide enough to exit from and they are in working order so I assume that is ok.

I found a nice three bedroom duplex in Peoria built around 1970 that I am interested in buying. The numbers work out and the seller is retiring so the price is right and he is motivated. The duplex is pretty well updated and is brick so relatively low maintenance.  My concern is the building has no back doors.  I don't recall seeing a home without a backdoor.  I am curious what everyone things about that.  Is a code violation?  Will it affect resale value?  Any other thoughts? Is this something to be concerned about?

 Steve, Will do.  Hey I just found my first For Sale By Owner house in Peoria Heights and need to find a real estate attorney to do a quick review of the contract for me.  Any suggestions?  Also I still want to sit down and talk with you soon.  Just been super busy.
