Anyone have experience with these guys? They reached out originally making it sound like they were calling from HUD and basically told me that they'll give me exclusive access to their lead channel for $149/mo and would guarantee me at least 12 leads per month. Ultimately, they said that people come searching on their site. This site will have the folks fill out a form that somewhat pre-qualifies them for a loan. That form can be forwarded on to a lender once I get the lead. After they've filled out this form (and assuming they're looking in my county), the lead will he sent to me. I can cancel anytime. I asked them to put me in touch with an agent that uses their service and he gave me the number of an agent with Keller Williams in Maryland who's used the service for about a year. He said his team closed 21 transactions in the last year from this service and he's cancelled his Zillow subscription because Zillow is 3x as expensive and 1/3rd as effective. I would love to hear from anyone with any experience of these guys. Mahalo! Greg

I've gotten to know @Darren Sager from his time on the BP Podcast and then @Brandon Turner introduced me to Darren when Brandon was visiting Kauai. Could not agree more with the wise @Ben Leybovich on this one. Get the actual costs.

Also, do you have an accurate value of the going CAP rate on similar properties in the same area as your subject property to compare to? You want to make sure your offer price is in alignment with CAP rates in the area for similar properties.

Aloha @P.J. Bremner! You said yourself that it seems these guys target RE newbies with their marketing to have them do the hard work. Any company that is targeting folks with little knowledge/experience nor capital raises a red flag for me. I'm not saying you shouldn't go through with it. What I suggest is that you ask this company to put you in touch with three folks who have done what you're thinking of doing and you talk to them directly about their experience. Hear it from the horse's mouth.

@Account Closed nailed it! Do your best to understand the condition and amenities of the other places you're looking at vs the subject property. If they have other amenities or services nearby or are in better condition, they're going to fetch a higher rent. Conversely, if the subject property is in a better location (ie - closer to public transit, grocery stores, shops, amenities, etc.) and you're assuming that you'll be upgrading the unit before renting it, you may be able to fetch a higher rent.

Alex Sloan great topic! I'm on the island of Kauai, Hawaii, where we have some of the highest electricity rates in the country. I've been looking at something similar where we effectively take over the electric bill for a property owner. We then install solar, high-efficiency AC, and LEDs and then have the property owner pay us directly for electricity, which is steeply discounted from what they're paying today. We haven't done this yet. Still kicking around the idea. However, it seems like it has legs, especially here. As for an owner of a rental property, we imagined them being able to tell their tenants that electricity is included in their lease. Sure, they'd have to raise rent, but it would be overall less than the tenant paying their own electricity today and means more revenue for the landlord. Would love to hear from anyone with any sort of experience in a model like this. Thanks again! Greg

Tim Herndon I don't currently use a CRM yet. I've used Zapier for Zaps connecting Google Sheets and Eventbrite, Google Sheets with Callfireand a couple others. I've hardly scratched the surface, but am excited to Zap more things into autopilot!
