Aloha Adam! I agree with Harjeet. If you're going to be living in one of the two dwellings on the Kauai property, you'll likely be able to find a loan where you can put down less than 20%. If you're ok with paying mortgage insurance and having the higher mortgage payment, this is the way I would suggest you go. Have you spoken to a lender here on Kauai? I'm happy to put you in touch with someone I work closely with who can help you look specifically at your options based on your exact situation to help you find what's right for you. Also, if you're not already working with a Realtor, I'd love to help you find the right place. I work with many investor clients and am regularly scouring the Kauai market for two-dwelling properties such as what you're looking for. Eric Wong unfortunately, I don't have any experience with Squeaky Clean or anyone else who does cleaning and handling of check-in. Generally, a property manager would handle check-in, maintenance and everything else and then work with a cleaning team. I hope that helps.

Aloha Eric Wong ! What Jon Crosby said is spot on. Also, are you at all familiar with leasehold properties and what that means? If you're not, please look into it as you may be sacrificing many of the long-term benefits of property ownership. Finally, have you vetted local (Kauai) cleaning crews and utility prices and other prices? As you may know, business operates much differently here than other places. If I may ask, who are you working with on the ground here on Kauai? I primarily work with investors here on Kauai and would be happy to help in any way that I can.
