Post: Residential Assisted Living - Real Estate Only

Hello BP!

I'm writing to connect with others who are investing in the Residential Assisted Living space. We buy residential assisted living facilities in Phoenix, where I'm a Realtor and have lived for the past 15 years or so. We buy the real estate only, and lease it to an operator who runs the business, and is our long term tenant.

I'd love to connect with anyone who is doing something similar to this, wants to talk about the RAL space, or has any industry knowledge that we can share with each other.

Always looking to connect with like-minded investors.

Thanks,
Greg Junge

Hello BP,

I wanted to see if there are any investors who might be interested in connecting and talking more about residential assisted living facilities.

I took Gene Guarino's course a few years ago since I live in Phoenix and I'm a Realtor and real estate investor as well. After completing Gene's training, my business partner and I wanted to focus just on the real estate since that's what we know, and didn't want to start a new career in healthcare.

We but the real estate and then long term lease it to a qualified operator with a long term lease, similar to a long term buy and hold. It creates great returns, gives the operator a place to conduct business, and gives residents a house to live in and be cared for.

Is anyone else doing a model similar to this? I'd love to speak with you if you are, or if you want to talk more about our deal structure. I always love connecting with other investors so feel free to comment and/or contact me and we can hop on a phone/zoom call to discuss more in detail.

Thanks,
Greg Junge

I just wanted to see if anyone on this thread had an update with their experience with Holistic REI since the last post?

@Kent Ritter I agree with Kent and like the idea of investing in passive syndication deals. Mush easier than qualifying for the loan, finding the property manager, etc.

It really depends on your goals but I find myself looking more to invest passively in syndications than buying properties myself. I'll probably do a little of both but either way you have to do your due diligence. With syndications, you are responsible for getting out the syndication and the person running the deal.

Depends on your personal philosophy and goals but I think investing in the right syndication projects are a smart way to passively invest and diverse your portfolio as well.

My two cents anyway...

Greg

@Blake West I'm under contract for a few in the Orlando area, and have looked at other states in the midwest and south also, but central Florida has some good deals at the moment it seems.

@Blake West

As a Realtor and investor based in Phoenix, I wouldn't invest here. I actually just sold. 4 plex at a 5 cap and had 4 offers within 24 hours. I'm not sure why people in their right mind would buy multifamily at this cap rate but people are.

I'm looking and investing in other states for this reason alone. But that's my opinion and my two cents.

Best of luck!

Greg

@Ken Latchers Thanks for the tips on Vacasa and Evolve. I'm not sure who you were directing the comment about buying a remote property, mine is in the heart of Scottsdale.

@Jon Crosby Thanks! I'll follow up with them directly to find out more about what they offer and see if they'll fit into the model I'm trying to create.

Thanks @Paul Sandhu I've read some of your posts and I know what you mean by having different clientele types.  Glad you're doing well with your niche within a niche!
