Thanks @Luke Carl I've actually spoken to you before about STR's but I'll check out your website as well. I know every spot on the calendar isn't going to be filled, but I have a medium/higher home so if I can fill in a week a month, it's worth it to look into this more.

@Jon Crosby - What does Evolve charge you for the front end? I'd rather not have them deal with the payment since I'd rather have it all under my PM to manage. I really just want the bookings, and I'll gladly pay them a fee for filling my calendar.

Hi BP!

I have one short term rental that I have my property manager managing for me. This property just went live last March and has been up and down due to seasonality. Luckily I'm coming into the busy season since the house is in Arizona.

The problem I have is that my calendar isn't as full as I'd like it to be and want to see what I can do to help. My property managers have done a great job and I'm getting new reservations every day. I know I can't have a contract with 2 property managers, but is there a company out there that will simply supply me with reservations, and I can pass those reservations along to my property manager to screen them, manage their stay, etc.  This reservation company would basically advertise my property and when they get an inquiry, pass that directly to me.  Of course I'd pay the "reservation only" company a percentage of the gross rent, probably 10%.

I can sign up for every website out there, but most of them manage the reservation from start to finish, which isn't what I'm looking for.  Anyway, just wanted to see if anyone here had any insight or thoughts about my idea.

Two big negatives about 401k's:

You're deferring money that you can use now and later. If you had 40k in your 401k, you are deferring taxes and hoping taxes go down in the future. When have taxes ever gone down? I think most investors would agree that taxes are most likely to be higher in the future.

Take that 40k and buy a rental property or invest in a syndication and you have cash flow NOW and LATER when you retire. I'm sure I don't have to post all the tax benefits of real estate. Why only invest for the future when you can create cash flow now and later.

Lastly, the 401k doesn't create cash flow now. It all depends on your goals of course, but I want cash flow now and forever, and I don't want to put away money now to benefit ONLY in the future.

My two cents anyway...

I have been working with developers directly through a realtor for brand new single family houses in the Orlando area and outskirts. The numbers work beautifully with 20% down and it's a new build so cap ex should be very low for 5 to 10 years.

This is exactly why I'm done buying older resales when the numbers work for new builds, in an appreciating market. My house that's being build has already appreciated and the expected rent went up by $150 per month.

@Luis Cortazar what type of properties are you looking to invest in for the Phoenix area? I live here in Phoenix and am a realtor and investor and I too am looking to invest out of state at this time.

So I'm curious what asset class you are specifically looking for in Phoenix?

@Angela Mirando Hey Angelo, I am also thinking of buying a duplex in Palm Coast but I can't seem to find much information on the area itself.  How is your rental going and what made you choose Palm Coast?
I'm looking in Jacksonville, Greater Orlando area, and a few other areas where there is new construction and cash flow.  I'd love to hear what you have to say about Palm Coast.

Hi all,

I'm not looking for a specific lender but just want to know if anyone is aware of a lending option for out of country investments? I understand why US banks don't lend on foreign properties, because when it comes to foreclose, it's not easy, and different rules/regulations of other countries etc.

Has anyone financed a foreign property with a bank, credit union, lender of any kind from the US?  If you have done this or know someone who has, I'd greatly appreciate a private message. I'm not soliciting or asking specifics here on this post, I just want to know if people have done it, and we can private message from there if needed.
