Hey Mitch if you can put another meter for your tenant even its a dummy one that be good idea considering eventually you going to move and rent the upstairs . Atlanta is hot you said NE area ,not sure exactly where you at in the NE area Buckhead ,Brookhaven ,Emory ,Roswell all them areas you can get top dollar. Go to the movie industry I forgot which dept exactly and let them know you have a space to rent for short lease or whatever you all agree to ,and get top dollar from those entertainment folks who come to the A for work ,and privacy is high priority for them if you allow pets on your property that maybe a plus think of B list actors or just folks who want to feel normal

cool, I did not know such course exist. I will look into taking that course as well in due time.

Hey James, that is ridiculously high but I must admit I have received my fair share of  ridiculous high utility especially last winter. I lived in Atlanta our winter are some what similar. have you consider on making your property  energy efficient not zero energy efficient but small percentage, Wrapping the boiler may help ,also suggest to your future tenants to get on  a flat rate with their utility company, Yeah they may pay more during the off peak seasons but at list they'll be able to budget, and you'll be able to market your rental unit as being energy efficient. I'm not in the indoor growing business neither lol. 2014 winter supposed to be brutal as well
