Hello BP’s,

After a month of rehab on a duplex I bought in downtown Atlanta, my realtor

Call me about another duplex that is bank owned for sale. It needs some work: new kitchens, painting, floors, and new ac unit for both sides.

They were asking $640k and after a week of hard negotiations finally my offer got accepted for $575k.

I could flip it selling each unit for about $500k, not sure yet since cash flow will be great too if i hold it as a rental.
