@Mayit Balit to answer your question regarding attorneys, I use West & West in San Antonio (most investors do). I also know a lot of people who use Judy Gray.

@Austin Ralls I agree fully with @Jerel Ehlert. Find someone that has a specific track record for tax lien deals. The attorney being an investor themselves is a huge plus too.

To find these attorneys ask around in local REIA's and Facebook groups. Another easy option is to visit local title companies and see who they recommend.

@John Hilton drive through neighborhoods where there is a lot of flipping activity. You'll find contractors there that are actually doing work. You'll be able to see the quality of their work as well as how clean they keep the jobsite.

If you're committed, another good way is to show up at Home Depot at 6:30 in the morning and start chatting with the guys that are coming and going. This is great because A) they're showing up to buy material for jobs they are doing which you can go check out afterwards and B) the best contractors are the one's that get started early in the morning.

Like @Rick Pozos said, don't get caught up in the weeds this early trying to find the right title company. Every title company works with investors. Some have different criteria for how they handle big wholesale fees, but I wouldn't worry about that at this point.

To answer your question though, I've had good success with:

  • Capital Title
  • Old Republic Title
  • Excel Title

Welcome to BP @Alex K. and the wonderful world of real estate investing! San Antonio is a great market for the BRRR strategy. To get this going here's my advice for getting started ASAP:

  • Determine your buying criteria
    • This is huge because you'll waste a ton of time analyzing properties if you don't know what you're looking for. Not every deal is a deal if it doesn't fit your criteria. Be specific and know what you're looking for.
  • Line up your financing
    • However you are going to fund your deals, you need to get this lined up since you know your exit is to refinance. Cash, private money or hard money will get you into the deal easily, but you need to know your exit. Find a local bank or broker to work with or a hard money lender that offers long term rental financing.
  • Get connected - Specifically with folks in your target market who will be your boots on the ground. Agents, wholesalers, insurance folks, etc. I'd be happy to introduce you to some people here in the San Antonio market. Investor Facebook groups are a great place to find people that are actually moving deals. I've got an agent contact here in San Antonio that works with investors and also vets contractors to pair with her clients (most of which are out of state investors). She'll even manage your rehabs for a small fee each month.
  • Start Making Offers - If you've done the above, you just need to start getting offers out there. Stick to your criteria and don't quit until you have your first deal.\

@Account Closed said, you can expect your cost for construction to be anywhere between $100-$150/SF depending on finishes and how well you're managing your subs. I know people who are doing it for under $100/SF, but not in Austin.

@Michael Schaper Texas is a very active market for out of state investors. I used to wholesale a lot and the amount of out of state money flooding into Texas is incredible. Investors from states like California can buy 3 or 4 houses here for the price of one in California. That's great, but it has increased the competition and has driven up prices as these out of state investors are hungry to get into a low cost and low tax state. Any major metro market in Texas still has opportunity of course. I would encourage you to get connected to some wholesalers in whatever your target market is and start getting deals emailed to you. I have several lending clients who invest in San Antonio from out of state and do very well. Make sure you take time to develop a 'boots on the ground' team in your target market who can help you succeed (wholesalers, agents, etc.).

@Rick N' Heather call the county appraisal district. They will send out someone to take updated measurements of the house.
