I use Excel, Word, EverNote, and QuickBooks.

I believe there are some sample documents here on BP in the Resources->File Place.

I haven't looked at the flipping software you linked to. It may be good, I don't know, but it's no substitute for using your brain and figuring out things for yourself. It's not like the software is going to be able to tell you how much your repairs will be or what your ARV will be, and those are two of the most important things when flipping. In my opinion, you'd be better off looking at the resources here and picking up copies of J Scott's flipping books here on BP.

I agree with the others. It's not worth having an unknown and likely large cost looming over the project. If you really think a pool will add $30k to your ARV, it might be worth getting a bid from a pool contractor to remove what's there and build a new one. Like you said, it will sell faster and it will be a brand new pool, not some old one that you dug up. Plus, you won't have to disclose that there's an old pool buried in the backyard. :)

We usually pay weekly depending on progress.  If you're expecting the contractor to work for a month and not get paid until the project is complete, that doesn't seem reasonable to me.

Most importantly, don't listen to your partner and drive out there all the time to water grass.  That is absurd.

Lots of good suggestions already.

I know that some investors will pay people to sleep in the properties overnight.

Also, if you have a spare car, leave it in the driveway at night.

You MUST have motion sensor lights outside, and alarm signs and stickers.

Portable alarm system.  We use the wireless/cellular one from Fortress Security.

Consider not putting out For Sale or For Rent signs.  These are advertisements that your property is vacant.

We have an unsecured business line of credit.  It's currently about 12%.  The amount is not much but it's convenient.

Lots of good advice on what to speak about here.  Also, be prepared for the many sellers that will call and just ask you what your offer is for their house.
