 This post sounds like an advertisement to me.  Also, it seems like you haven't actually used MileIQ.  MileIQ does give you the start and end times for each trip.  Also, even though it only shows the start and end city in the high level view, you can tap on the trip and see a map identifying each start and end location.  And while the GPS path for the trip is interesting, it seems almost useless for the purpose of mileage tracking for business deductions.

Derrick's approach is way more complicated than what I did, but maybe I just got lucky.

I entered the text into Word, then did a print preview at 100%.  Then I held up a sheet of the desired paper to my monitor and adjusted the print preview size a little to more closely match the physical width of my paper.  Then, holding the sheet up to my monitor again, I adjusted the line spacing of the text in word until the lines of text corresponded to the spacing on the actual sheet of paper.  Then I printed a sheet out and it worked.  Like I said, I probably got lucky.  But this technique should give you a good start.  After printing a sheet out, you may need to adjust the spacing and margins a bit to get it to match better.  Good luck.

Unless the work was done with permits, I wouldn't mention it.  Otherwise it might raise issues as to the quality of the foundation.

Yes, this is becoming more common in the LA area.  So far, we have been able to speak with the city and explain that we will be renovating the house and that we will fix all of the cited issues when we buy the house.  So far it has worked.

A cash offer will definitely be better than a financed offer.

I don't know how it is where you live, but adding "or assigns" will not fly here.  Banks here usually won't allow it.  Even the standard real estate contract in California now prohibits assigning the contract by default.

As for proof of funds, it will be better to show funds in the LLC account. You can loan the money to the LLC if you do not want it there as capital. If you would rather not put the money into the LLC account (or don't have time for the transferred money to show up), we have had success by showing proof of funds from personal accounts, along with a letter indicating that X dollars are being allocated to the purchase of a house for the LLC. The personal account probably needs to be in the same name as one of the LLC members.

1.  You loan the money to the rehabber.  They pay you a fixed interest rate on your money, say 10%.

2.  You partner with the rehabber, splitting profits.  A common arrangement is a 50/50 split between the person who provides all the money and the person who does all the work (finding the property, finding contractors, overseeing the rehab, staging, selling, etc.).
