Our next project has a pool but is filled with dirt.  Houses in area go for much more with pools.   Is it worth digging out the dirt? Approximately what kind of cost am i looking at?

My guess would be int not only just a dirt issue.  Is the pool Gunite or one with a liner? Regardless you will most likely have to repair the inside o the pool and who knows what else.  It sounds like your doing a retail flip as most investors would not want a pool for liability reasons.

Personally I would leave the pool and lay sod over it.
