this. although in my lease it already states we will try to help with early transitions, but the tenant is responsible to the end of term unless replaced, and all costs (ads, etc) are on then

i prefer non m2m, and sometimes charge more for m2m because of increased turnover, ad costs, etc,

i like year terms...but definitely anything that keeps the income flowing through heating season. or, in tenant paid heat units, them heating my house so i dont bust pipes.

it also organizes my rental schedule, and i think brings certainty to the tenants' lives

When I take a deposit. I have a deposit to hold form basically says its a non refundable dep once the app clears

without that,I'd say try to not return it...maybe if he pushes negotiate...local laws will apply next time.

in pa if you do the repairs yourself and not under a diff llc or something...labor cant be billed for as i understand it.

having never invested overseas i dont know...but i would be careful w any info from overseas.

taxes, insurance..a whole host of stuff is different.

for me 1k in income is roughly 40k in value. so i guess 2pct is close to my number. 40 to 50k for every grand in income. as a ballpark whether i look closer

For me its probably water (drain/toilet) related. Lightbulbs (12 foot ceilings...short tenants)

snw is totally the tenants responsibility. I absolve all liability.
