I would only sell/buy a brand-new (like, created for contract) LLC that was handled in escrow by the attorney if I was nervous.

my market of northeastern pa near scranton is a great low buy in high cashflow market.

20k/unit done prices pay 600/mo gross rents

In at least one bank transaction I formed an LLC for contract, and sold the LLC to a third party minutes before the bank closing with the selling bank in attendance as

Consider it abansoned. I am a pa landlord

First of all post notice on door. 24 Hour notice of entry. Go in and photograph evidence of abandoned.

if its in your lease (a clause of abandonment) then go re rent it. Dare them to sue you

Or go to magistrate. File and take the pictures tocourt

be prepared to showjudge cell phone not in service message. Bring lease etc

IF YOUR LEASE HAS NO WAIVER TO QUIT clau. ..I would skip the court (I actually normally take the chance anyway if they like took all their stuff) no waiver is a longer process

if they left too much stuff to make it clear...go to court for nonpayment,

in my market of scranton/wilkes barre pa

finished units are worth 20k done. this rents for 600 plus or minus
this number is not 1percent rule, 2 percent or cap rate. it is.

30pct maint/vacancy
10pct mgmt
100/mo unit walk away profit
tax/insurance utils/all costs
balance is my mortgage payment. i assume 6.5 on 20 yrs commercial note
this put into mortgagecalculator.org tells me my value

maint, mgmt numbers are for some people 'cash flow' but in my experience you will shovel that and more in to rehabs and growth. eventually that evens out.

for me 'cash flow' is what i take home and dont have to re risk

youre in a great start. about (numbers) where i was 5 yrs ago.

tax deed sales and low price mls units you get fixed on your own will roi better than buying finished units

agreed. if i were to convert, i would do a rec room/all weather durable 'workshop' style with huge doors. dont spend alot, keep it sealed from the main floor w exterior doors.

meaning....as bill said, a future owner might want a john deere room, someone else might build boats, someone else might want a media room... who knows?

Followed orkins treatment plan of two visits to both sides. Then an extra on one side.

2 unit. Bedbugs on right. last october or so.

called orkin did the routine to both.

45 days later another complaint from left. Twisted Orkin arm for a 3rd treatment. done

told tenants that if they came back, it would come out of sec dep

now, tenant tells me that she (right) has bedbugs. and has for months.

I want to execute the "they pay for it" part.

any reason why I shouldn't?
