I can do rents of 650 or so on a unit cost of. 15k all day everywhere in my area. Sometimes up to 850/20

For my buyers...turnkey is as described. Either it's rehabbed and rented and managed (give us a check to buy and the manager will send you profit checks)

or sometimes it's an earlier phase. Like before rehab but with qualified team in place.

same idea. Sometimes cash savings for you (less markup for me) but a bit more time between you paying money and you getting money. Often a few more decisions this way too...a bit less seamless.

either way, we usually cap rate 12 to 20 pct after management, maintenance and vacancy pads

We allow pets. Max 4. Require renters insurance of all tenants, verify it for dog owners.

$50/mo per 2 dogs max total 50lbs
For bigger or fighter (pit bulls etc) breeds, 50/ dog

no charge for bunnies, fish, etc or cats

when i hold notes, its a residential lease ... 10 to 15pct interest. amortized to fit theirability to pay. balloon in 2 to 5 yrs

when i ask for financing...8pct 5 yr recorded w deed. annual title search done by me cost of which applied as payment. clear title or huge penalty

i do include a clause that if i breach and dont make good in 60 days, i lose the property without foreclosure.

both ways has a 'dont complete...no equity' clause

make friends with aarons. they will look for the deadbeat. offer to share whatever you find if they will. who knows...you might get lucky

dont skip prothonotary lein filing (warns other landlords if nothing else) and wage / dmv attachments. dmv is rare...need judgement
